Reading a Plantation house before we touch a wrench

Plantation grew in stages over five decades, so a plumber who treats every address the same is going to guess wrong somewhere. We ask what year the neighborhood went in and what's under the yard before we ever open a toolbag.

Under the oak canopy of Jacaranda, roots are the recurring headache. These 1980s golf-course streets have mature trees whose roots find their way into sewer joints and slowly choke the lateral. A homeowner calls about a backup that clears on its own for a week, then returns worse. We run a camera down the line first so the fix matches the actual damage instead of guessing at a snake-and-hope approach.

When the roots have only fouled the joints, hydro jetting clears the intrusion and buys real time. When the pipe itself has cracked or sagged from years of root pressure, we talk through trenchless sewer repair so mature landscaping and paver driveways don't get torn up for a fix that a pipe liner or burst can handle in a day.

Out toward Plantation Acres, the lots widen and a lot of homes still run on private wells with their own pressure tanks and softener setups. Weak flow at every fixture in one of these houses rarely starts at the fixture. It's usually a tired bladder tank, a failing check valve, or a slow leak somewhere along a supply run that can stretch a couple hundred feet from the pump house to the front door. We walk the whole system rather than swap the first part that looks tired.

A hidden leak on one of those long Acres runs won't always show up as a puddle. Sometimes it's just a well pump that seems to cycle a little too often, or a water bill that creeps up for no obvious reason. Leak detection gear lets us find that loss without digging up the whole property to look for it.

Closer to the center of town, in the older ranch blocks people still call Plantation Park, homes were built over poured terrazzo with galvanized supply pipe and cast iron drains, both original to the house. Galvanized narrows from rust on the inside and eventually chokes off pressure entirely, and cast iron scales and cracks until it backs up on its own schedule. We scope first and, where the terrazzo is worth protecting, we route new supply through the attic instead of cutting the floor. Where cast iron under the slab genuinely needs replacing, our cast iron pipe replacement work keeps the opening small and the patch square so a flooring crew can finish it without a mess to hide.
